Real Estate Transactions
Since most of our clients own real estate, the Firm focuses
its practice on commercial real estate transactions. Our attorneys
handle the purchase, sale, refinance and leasing of multi-family
buildings, shopping centers, office buildings and other commercial
properties for individuals and businesses across the country.
Our attorneys possess decades of experience in handling the
most sophisticated and complex transactions. Our experience
enables us to resolve complicated issues which often arise
during transactions in order to bring them to a fast and successful
closing.
Corporate Law
Our attorneys provide counseling and representation to individuals,
partnerships, limited liability companies and corporations in
all aspects of their businesses, from planning, organization
and formation of new businesses to dissolving entities that
are no longer needed. Our attorneys provide legal advice to
corporate directors, executives and business leaders concerning
the operation and financing of their businesses. We regularly
prepare a variety of commercial and general business agreements,
including shareholder agreements, buy-sell agreements, non-compete
agreements, employment agreements, confidentiality agreements
and other types of business agreements.
Our attorneys assist clients in all aspects of the sale and
acquisition of businesses. We have the experience, knowledge
and skill to negotiate these transactions, prepare the contracts
and other documentation, advise clients regarding financing
and other general issues and develop solutions to unexpected
issues that may arise. Our attorneys are able to provide assistance
to our clients in numerous aspects of the corporate and business
world.
Landlord Tenant Law
The Firm has considerable expertise in the area of landlord
tenant law. We are recognized and respected in the legal community
for our knowledge and experience in residential and commercial
evictions. We appear in landlord tenant courts in thirteen (13)
counties throughout northern and central New Jersey. Our attorneys
have been appointed to serve on committees which impact the
rules and procedures of the Special Civil Part of the Superior
Court of New Jersey. We regularly present seminars sponsored
by the New Jersey Institute for Continuing Legal Education and
other professional organizations, and we frequently provide
in-house training to our clients to ensure that they have the
most-up-to-date information.
Our Firm represents real estate owners of single family homes
and large multi-family projects, including tax credit properties,
properties receiving project-based Section 8 assistance and
other subsidies, housing authorities and rooming houses. We
are intimately familiar with both state and federal laws and
procedures relating to properties managed, controlled or operated
by the Department of Housing and Urban Development.
The Firm possesses a department that is staffed with full-time
personnel devoted entirely to ensuring the timely filing, processing
and follow-up of eviction matters. We are equipped to handle
evictions for any size property, as the tenancy department is
comprised of experienced and dedicated staff. The landlord tenant
department conscientiously tracks cases from inception through
the issuance of the warrant of removal.
Commercial Litigation
A substantial portion of our practice is devoted to litigation.
Our attorneys have significant, broad-ranging civil litigation
experience. We litigate at the trial and appellate levels in
state and federal courts as well as before administrative agencies
and other regulatory bodies.
In an effort to serve our clients, we handle a variety of cases
ranging from small disputes to litigation involving complex
substantive issues. Our attorneys have successfully litigated
cases involving real estate brokerage commissions, contract
and business disputes, consumer fraud claims, condominium litigation
and shareholder disputes. Our commitment to zealously representing
our clients' interests in litigation is unsurpassed.
Housing Discrimination
Our Firm's litigation attorneys are experienced in handling
housing discrimination matters. We aggressively defend complaints
filed with the New Jersey Division on Civil Rights and the United
States Department of Housing and Urban Development. In an attempt
to avoid such litigation, our attorneys regularly counsel clients
with respect to their obligations according to pertinent provisions
of state and federal law.
Rent Control
Our Firm has had significant impact and involvement in the rent
control arena. We have successfully negotiated and drafted the
necessary documentation to effectuate permanent vacancy decontrol
in certain municipalities. In addition, we have participated
in the drafting of amendments to rent control ordinances.
We have the expertise in defending complaints filed by tenants
before local rent control boards alleging overcharges in rent,
diminution in services and habitability claims. We have successfully
handled hardship applications where our clients were not receiving
a just or fair rate of return in the operation of their multi-family
properties.
Our Firm has a proven track record in obtaining capital improvement
surcharges from local rent control boards on behalf of our clients.
In situations where our clients have been improperly denied
the requested surcharges, we were successful in challenging
those decisions and having them overturned by the trial and
appellate courts.
Municipal Matters
The Firm has proven expertise in municipal law. We have extensive
experience in dealing with municipalities on a variety of issues.
Our attorneys regularly appear in municipal court to defend
owners relating to housing code enforcement issues and motor
vehicle violations. We represent clients who have been issued
penalties for housing code and fire violations and have litigated
those decisions in the courts and before construction boards
of appeal. Our attorneys have reported decisions successfully
challenging municipal ordinances and municipal actions.
Our attorneys have knowledge of historic preservation and the
designation of historic sites and landmarks. We also have experience
relating to alcoholic beverage control matters.
Tax Appeals
Our attorneys have significant experience handling tax appeals
for multi-family and commercial properties. We seek to ensure
that our clients' properties are being fairly and appropriately
assessed. We regularly appear before County Boards of Taxation
throughout the State as well as before the New Jersey Tax Court
to challenge unfair or excessive assessments. We have a proven
track record in obtaining reductions in assessments.
Family Law
Since family-related matters are emotionally charged, our attorneys
are particularly sensitive to the needs of our clients. We vigorously
ensure that in these proceedings their rights are protected.
We have successfully handled divorce and custody disputes, issues
surrounding the distribution of property and debts, child support
and alimony, post-judgment relief, relocation issues and visitation
rights. To further protect our clients' interests, we are proficient
in preparing premarital and separation agreements.
Personal Injury
As a full service law firm, we successfully protect the rights
of our clients injured in automobile and slip and fall accidents.
Real estate clients who have lost insurance as a result of the
dissolution of their insurance carriers have benefited from
our aggressiveness in defending claims by individuals who have
alleged negligence from the maintenance of our clients' property.
